Are You Ready For A Change?

Spring is the time of year when many of us will look to make a change and decide to move forward to either buy or sell their current home. If you are a first time home buyer, (the interpretation of first time home buyer is anyone who has not owned a primary residence in the last 3 years) there are many opportunities to make your first home purchase a reality. The $8,000 tax credit potential, (with not having to pay back over time), the continued, low interest rates, and the return to normal, housing prices make this an opportune time to buy. When you look at those 3 reasons, buying now makes sense. You can watch your investment dollars grow as you enjoy the advantages of home ownership. If you are selling your primary residence, you need to know that this is a "buyers market" and that there is a 14 month supply of housing currently on the market. Sellers need to be aware that "buyers", in today's market, are very savvy and it typically takes 90 days before they make an offer on a property. I have personally had buyers come to me and tell me what subdivision they want to live in and the price was secondary in their decision. The reason this occurred is that the sellers in this particular subdivision realized the price point at which properties would move within their community. If you really want to move your property and want to be "in" the market, instead of "on" the market, price it typically 10% below your nearest competitor.
